Objects New York designs and builds furniture, fixtures and equipment to measure — for homes, hotels, restaurants, offices and public spaces. From a single wall of shelving to the full FF&E package for a project, every piece is drawn by an architect and made to order in the USA.

What is FF&E?

FF&E stands for furniture, fixtures and equipment: everything in a space that is not part of the building’s structure or systems. Seating, tables, beds, shelving and storage, lighting, wallcoverings, rugs, window treatments, artwork and accessories all sit in the FF&E scope.

On a hotel, restaurant, office or multi-family project, FF&E is usually its own budget line and its own package of documents, separate from the construction drawings. It has to be designed, specified, priced, ordered, made, delivered and installed on the project schedule — often across dozens or hundreds of items.

That is where an architect-led team helps. We draw each piece for its room, document it the way contractors and procurement teams expect, and build it ourselves, so design intent survives all the way to installation.

Existing designs can be adapted — dimensions, wood species, finishes and colors — or we can design a piece from scratch for your brief.

  2. 02Design & drawingsConcept sketches, then dimensioned drawings with materials, finishes and details for your approval.
  3. 03FF&E specificationA schedule for every item: code, location, dimensions, materials, finishes, quantity, lead time and price.
  4. 04Samples & prototypeFinish samples for approval and, for repeated pieces, a prototype before production.
  5. 05FabricationMade to order in the USA, with quality checks before anything leaves the workshop.
  6. 06Delivery & installationScheduled with you or your contractor, with white-glove delivery and installation on site.
